Leak, Clog or Cold Showers in Florida Shores? Call an Emergency Plumber Based in Edgewater
Florida Shores homes were not all built in the same decade, so two houses on one street can have very different pipes. This page walks through the checks that matter and tells you what to have ready when you call.
Same street, different decade: why house age drives the plan
Do not assume what is inside your walls because of the neighborhood name. One listing in Florida Shores 01 shows a home built in 2002 on a lot of about a quarter acre. Citywide, the median home in Edgewater was built around 1988, and roughly 47 percent of homes date from 1980 to 1999, according to census figures reported by an aggregator. A house next door can be older or newer than yours, with different pipe materials and a different water heater history.
The first step is to learn your own house's year. The county property appraiser's record usually shows it, and so do your closing papers. Once you know the decade, the questions below become simple.
- Built 1978 to 1995? Check for polybutylene supply pipe, covered in the next section.
- Built after 1995? Plastic or copper supply lines are more likely, and leaks tend to show up at fittings and fixtures first.
- Do not know? Ask a plumber to look at the pipe at the water heater and the main shutoff and tell you what it is.
The polybutylene check for homes from the late 1970s to the mid-1990s
Polybutylene was used in homes built between about 1978 and 1995. It is usually gray or blue plastic, and the mark to look for is PB-2110, printed on the pipe near the water heater, the main shutoff or the wall stub-outs under sinks. Florida insurers sometimes ask for a four-point inspection, and that report notes polybutylene when it is present.
We have not verified that any particular Florida Shores street has this pipe. The point is only that a quick look can settle the question for your house. If you find it, replacing aging supply pipe is worth discussing, and the page explains how repair compares with a full replacement.
City sewer or a septic tank: ask before you assume
We could not find a source that says which Florida Shores streets are on city sewer and which are not. That matters, because a backup means something different in each case. On a city sewer, the lateral that runs from your house to the main may be your responsibility or the utility's, depending on the utility's rules. With septic, the tank and drain field are yours.
The City of Edgewater utility bills water, sewer, stormwater and garbage together, and its line is 386-424-2400, extension 4000. Call and ask three things: is my address on city sewer, who owns the line from the house to the main, and who should I call when it backs up. Write the answers on the inside of a cabinet door where you can find them in a hurry.
Know where your cleanout is, too. It is a capped pipe, often near the house wall or at the edge of the lot, and a plumber can put a cable or camera in there without pulling a toilet. When it is time to look inside, line inspection by camera shows what is wrong instead of leaving it to guesswork.
Quarter-acre lots in parts of Florida Shores and what a sewer dig involves
With lots of a quarter acre in at least some parts of the neighborhood, a damaged lateral usually sits under grass, a driveway edge or a landscaped bed. Digging the whole run is expensive in disruption alone. Where the pipe qualifies, lining a yard sewer line can avoid a long trench, though a camera has to confirm that first.
Whichever method is used, contact Sunshine 811 before anyone digs so buried lines are marked. Sunshine 811 asks for at least two full business days' notice, excluding weekends and holidays.
A water bill that jumped without a reason
A high bill with no change in habits is the most common reason people in a house like yours first call. The meter test is the place to start: with every fixture off, watch the leak indicator, then close the main and watch again. If it stops, the leak is inside; if it keeps turning, the leak is between the meter and the house. A high bill leak check works from there.
Two other culprits are worth ruling out before assuming a buried leak. A toilet that leaks silently into the bowl can waste a surprising amount, and a sprinkler valve stuck open can run for hours. Both are quick to check.
A water heater that is ten or more years old
Tank heaters wear out. When one starts to leak at the base, replacement is nearly always the answer. The City of Edgewater lists a water heater change out in its building permit fee schedule, but the copy we found dates to 2019, so call Building and Permitting on the city's main line, 386-424-2400, to confirm what applies now. Ask who pulls the permit. Replacement permit questions are covered on the heater page, along with sizing.
The city draws its water from 14 wells in the Floridan Aquifer and softens it before delivery, and it publishes no hardness figure. Before spending money on any treatment equipment, ask the utility for the number.
Slow drains that keep coming back
A drain that clears and then slows again within weeks is telling you the blockage was never removed, only punched through. The next step depends on where the problem sits: one fixture, a branch line or the main. Recurring slow drains explains the options from hand tools to a camera.
When you want a sense of money before you call, typical plumbing price ranges lays out what changes a quote, with wide ranges and no promises. If you live elsewhere in town, other Edgewater neighborhoods are listed on our areas page.
