Water Where It Should Not Be in Pelican Cove? Get an Emergency Plumber for Homes, Condos and Townhomes
Pelican Cove mixes single-family homes with condos and townhomes, and that mix changes the first move when water starts to spread. Here is how to think about it, and what to tell us when you call.
Home, condo or townhome: the first valve is not the same
Pelican Cove is described in listings as a community of single-family homes, condos and townhomes. Where you live decides what you do in the first minute of a leak.
| You live in | First move | Who else to call |
|---|---|---|
| A single-family home | Close the main shutoff at the house | The utility only if the leak is before the meter |
| A townhome | Close your own shutoff, then ask neighbors to check theirs | Management, if the line is shared |
| A condo | Close the unit shutoff, if there is one | Building management right away, since a riser or a neighbor's unit may be the source |
Find the valve for your unit before there is a problem and check that it turns. A shutoff you cannot find is the same as having none during a leak. If the building has a riser valve that only management can reach, get a phone number for an after-hours contact now, and write it somewhere visible.
The ceiling stain below the upstairs bathroom
In a two-story townhome or a condo with a unit above, water usually arrives from overhead. Stains, bubbling paint and drips from a light fixture are the signs. Cut power to any fixture the water touches and put a bucket under the drip. Then look at the facts.
- Is the water clear or dirty? Dirty water suggests a drain line, and clear water a supply line or an appliance.
- Is it steady or tied to a use? A leak that appears when the unit above runs a shower points to that unit's drain or tub.
- Is it your own water? If you share a ceiling and you closed your shutoff, the source is not yours.
Tell management in writing and take pictures of the stain. Ceiling leak tracing finds the source if it is in your unit, and condo water damage covers the drying that follows, handled under its own phone number shown on that page.
Polybutylene and an electric heater in a 1995 Pelican Cove home
One listing in Pelican Cove West, Phase 2 shows a single-family home built in 1995 with an electric water heater. Two points follow. First, polybutylene supply pipe was used in homes built from about 1978 to 1995, so a home near the end of that window deserves a look. Check for gray or blue pipe marked PB-2110 near the heater and under sinks. We have not verified any particular home here. Second, an electric tank that stops heating is usually a failed element or thermostat, which are repairs, not a reason to replace the whole tank.
When the tank itself leaks, replacement is the answer. Failed electric heater repair is a good starting point if the tank is not leaking. If you are considering a tankless unit, remember that an electric tankless model draws a large amount of power, and the panel and wiring need to be checked by a qualified electrician. See electric tankless options before deciding.
The City of Edgewater lists a water heater change out permit on its fee schedule, but the copy we found dates to 2019. Call the city at 386-424-2400 to confirm. If an association governs your unit, ask whether it has rules on who installs a heater and where it can sit.
City water, probably, but check your own bill
The listing for that Pelican Cove home gives two different answers about water service, which shows how loose listing data can be. Do not rely on it. The City of Edgewater utility bills water, sewer, stormwater and garbage together, and if your bill comes from there, its customer line is 386-424-2400, extension 4000. The city draws its water from 14 wells in the Floridan Aquifer and softens it, but publishes no hardness number, so ask the utility before you buy a softener or other equipment.
Close the shutoff, call building management, then call us with your street and unit.
Association rules before the plumber arrives
Condos and townhomes usually come with rules for contractors, such as hours, parking, elevator use or insurance paperwork. Learn them early, because the first visit goes better when the plumber arrives with the right documents. Ask management three questions: what can I repair myself, what must management repair and who pays when a unit's leak damages another.
The answers also matter for your insurance. Keep photos, the plumber's written finding of the cause and any message from management. They can settle later arguments about who owes what.
The toilet that runs and the supply line that sweats
Small problems in a condo reach other units faster than they do in a house. A toilet that refills every few minutes wastes water and can hide a failing flapper or fill valve. Running toilet repair explains what to check. A braided supply line that is wet at the connection should be replaced before it fails. If one already has, burst pipe shutoff steps are worth reading now, not later.
When the supply pipes themselves keep failing, one repair after another, supply pipe replacement discusses when it is time to stop patching.
After a leak: what to ask before the wall is closed
Before drywall goes back up, ask the plumber to show you the repaired section and the cause. A photo is enough. Ask whether the neighboring unit was checked for moisture, since water from one unit often travels into another before anyone notices. If you rent, send the photo and the written cause to your landlord right away. A record made while the wall is still open settles arguments that arrive months later.
Checking the work and the price
Verify any plumber's state license at myfloridalicense.com or by phone at 850-487-1395, and ask for the license number in writing. Get a written scope. For ranges, what jobs cost here explains what moves a price without quoting exact numbers. To see where else we work, check neighborhoods we cover.
